Anyone can say dog-friendly.We make the label mean something.

Geovo evaluates a place’s policies, access, amenities, safety, and day-to-day operations against category-specific standards, then turns the evidence into a clear, dated, and renewable record.

    “DOG-FRIENDLY,” SAYS THE LISTING.

Dog-friendly should mean more than a filter.

A simple label rarely tells the whole story. The details that matter most are scattered, inconsistent, or hidden, making it hard to choose with confidence.

    What we assess.

Every assessment looks at the full dog-friendly living experience, not a single amenity or policy. Four pillars, each with published criteria underneath it.

    1. Policy & Costs

We look at how understandable, transparent, and practical a property's pet policies are.

      Policy & Costs criteria

      • Pet fees
      • Deposits
      • Monthly pet rent
      • Breed restrictions
      • Weight restrictions
      • Number-of-dog limits
      • Clarity of disclosures
    2. Property Experience

We assess how practical the physical property is for residents living with dogs.

      Property Experience criteria

      • Entrances
      • Elevators
      • Flooring
      • Outdoor access
      • Relief access
      • Waste stations
      • Common-area rules
      • Property circulation
    3. Dog Amenities

We evaluate whether advertised dog amenities are genuinely useful and maintained.

      Dog Amenities criteria

      • Dog parks
      • Relief areas
      • Wash stations
      • Water access
      • Waste infrastructure
      • Condition
      • Availability
      • Maintenance
    4. Everyday Experience

We look at how dog-friendly living works in practice, not just on paper.

      Everyday Experience criteria

      • Resident practicality
      • Information consistency
      • Cleanliness
      • Accessibility
      • Property communication
      • Day-to-day usability

Every criterion, how it's scored, and what evidence we accept.

    Core requirements.

Some requirements cannot simply be offset by better amenities elsewhere. Every Geovo Verified property must meet all of them before earning verification.

A landscaped walkway running between two contemporary apartment buildings, with planted beds and bicycle parking

A luxury dog spa does not compensate for unclear policies or inaccurate information.

    • Dogs are permitted under a documented property policy — core requirement 1 of 5
    • Pet-related fees and restrictions are clearly disclosed — core requirement 2 of 5
    • Advertised dog amenities are operational — core requirement 3 of 5
    • Residents have practical access to dog relief or exercise options — core requirement 4 of 5
    • Information reviewed by Geovo is consistent with what prospective renters are told — core requirement 5 of 5

Missing any one of these means the property is not verified, regardless of how strong the rest of the assessment is.

    Evidence, not self-reporting.

Verification is based on documented information and real property conditions, not simply a questionnaire. Every assessment draws on three sources.

    What the property documents

Provided by the operator during assessment.

    • Current pet policy or pet addendum
    • Pet fees and deposits
    • Monthly pet rent
    • Breed and weight restrictions
    • Property management documentation
A reviewer completing a written findings sheet beside printed site photographs

    Read against each other.

Each source is checked against the other two. A pet fee in the lease that isn't on the leasing page, or a dog run that's advertised but closed, is the kind of gap this is built to catch. Where sources disagree, Geovo asks the property to clarify or update the information.

Findings are recorded against the criteria, dimension by dimension.

    How verification works.

Six stages, from the first set of documents to the year after the badge is issued. Applying commits you to nothing, and it does not guarantee verification.

    1. Stage 01: Apply

Share property information and current pet policies.

    2. Stage 02: Review

Geovo reviews policies, fees, restrictions, and supporting documentation.

    3. Stage 03: Assess

We evaluate the property environment, amenities, and dog-owner experience.

    4. Stage 04: Findings

The property receives assessment results and any issues preventing verification.

    5. Stage 05: Verify

Properties meeting the Geovo Standard earn Geovo Verified status.

    6. Stage 06: Stay Verified

Verified properties remain accountable to the information and conditions assessed.

      Reassessed annually

    After the review.

A review has two possible outcomes. Most properties have something to fix the first time, which is the reason to be reviewed at all.

If the property meets the Standard

Certification is granted for a defined period.

      You receive

      • The Geovo Verified mark
      • A public verification record anyone can check
      • The documented findings behind the decision
      • A renewal date
    2. Two people at a desk working through the written terms of an agreement, pages turned mid-review

      If it doesn't yet

The review ends privately, with a plan.

      You receive

      • Every gap, named and prioritised
      • Enough detail on each to act on
      • A route back into review once they're resolved, without starting over
      • Nothing published

Nothing negative is published. Findings go to the property, not the public register. Only a pass appears publicly.

    A mark renters can understand.

The Geovo Verified badge identifies properties that have been independently assessed against the current Geovo Standard, and it resolves to the record behind it, not just to a graphic.

    Verification stays current.

A mark that never expires stops meaning anything. Geovo Verified is a status a property holds for a defined period, and re-earns.

    Valid for 12 months.

Properties are reassessed every year to keep verified status. Reassessment checks the same criteria against current conditions. It isn't a renewal fee on an old result.

What a verified property keeps doing

    • Report material changes to pet policies
    • Report material fee changes
    • Maintain assessed dog amenities
    • Keep verified property information accurate
    • Respond to major discrepancies reported to Geovo

Geovo may update, suspend, or remove verified status if a property no longer reflects the conditions under which it was verified.

    See something that changed?

Pet policies, fees, restrictions, and amenities can change. Residents and prospective renters can flag information that looks outdated or inaccurate. Geovo reviews reported discrepancies and may ask the property for updated information.

    Every badge should be verifiable.

A badge nobody can check is just a sticker. Every mark Geovo issues leads to a dated public record, and a record that has lapsed says so.

The questions operators ask first. Anything not covered here is confirmed while scope is agreed — before any assessment begins, and before anything is binding.

Apartment and condo communities. Residential is the only standard Geovo currently runs in the field — hotels, restaurants, retail, workplaces and pet care are written as future standards and are not being assessed yet.

No. Amenities are assessed on whether what a property advertises is genuinely usable and maintained, not on having a specific feature. A community with no dog park can verify if residents have practical relief and exercise access and the policy says so clearly.

Yes. Restrictions are assessed on whether they are disclosed clearly, applied consistently, and match what a prospective renter is told — not on whether they exist. An undisclosed restriction is a finding; a published one is simply a fact a renter can plan around.

It depends on the scope of the property and how quickly current policy documentation is available. Timing is agreed with the operator before the assessment begins, along with scope and cost, and nothing is binding until you accept it.

Assessment includes observation of the conditions being verified, alongside the property's own documentation and its public claims. What is reviewed on site versus from documentation is confirmed with the operator before the assessment starts.

You receive either an improvement roadmap — the gaps, prioritised and specific enough to act on — or a plain explanation that the property is not currently eligible. No partial or provisional mark is issued, and nothing negative is published.

Yes. An improvement roadmap is designed for re-entry: once the named gaps are resolved, the property can return to assessment rather than starting from nothing.

Twelve months. Properties are reassessed annually against current conditions to maintain the status, and material changes to policies, fees or amenities are expected to be reported inside that period.

Yes. Geovo may update, suspend, or remove verified status if a property no longer reflects the conditions under which it was verified — including when a reported discrepancy is confirmed.

Scope drives cost, so we quote per property after confirming its size and what the assessment needs to cover. You receive scope, timing, and a quote before any assessment begins. Payment covers the assessment, not the outcome — it does not guarantee verification.
